Acquire is a law firm that exclusively assists home buyers to purchase homes without having to pay a real estate agent. Our team has over a decade of experience practicing real estate law, and will prepare the documents needed to purchase a home in Texas for a flat fee that is far less than what a real estate agent would typically charge, keeping more money in your pocket.
With the trend of buyers identifying properties online through platforms like Zillow, the value provided by your typical buyer’s real estate agent is lower than ever. This is particularly true in light of the recent National Association of Realtors legal settlement, which made clear to sellers that they are not responsible to pay for the buyer’s agent’s commission (often between 2-3% of the purchase price of the home).
We believe that, if the buyer identifies a home—either online, at an open house, or through a personal relationship—paying a buyer’s agent 3% of the home’s price to simply draw up the paperwork seems excessive. As an alternative to the buyer’s agent model, Acquire offers a fixed price model that allows buyers to navigate the transaction with confidence, and at a cost that is typically far less than what a real estate agent would charge. We believe that a good buyer’s agent provides meaningful value under the right circumstances. This is particularly true when the buyer wants to tour multiple homes, get an understanding of the market environment through a comparable sales analysis, or would prefer someone negotiate on their behalf. In fact, we have relationships with trusted buyer’s agents that we are happy to refer you to if you need more comprehensive services.
But Acquire is not offering full-service real estate buyer representation. Our service is focused on buyers who already have identified a home to purchase, but need a professional to handle the transaction. We’ve priced our services accordingly in order to save you money.
Step one is to fill out the Buyer Information Form. This will provide Acquire with the information needed to prepare your offer paperwork. Acquire will then email you an engagement agreement to formally establish our attorney-client relationship, and collect the initial payment. Once the engagement agreement is signed and all of the necessary information is provided by the client, Acquire will prepare your offer within two business days (this can be expedited if needed). Once the offer is prepared, the buyer simply emails that offer to the listing agent for the home (Acquire can provide you with the seller's agent’s contact information and a template offer email for you to use). If your offer is accepted—congratulations! If you receive a counter offer from the seller, you can choose to accept the counter, or have Acquire prepare a further counter offer on your behalf to submit to the seller.
Yes, but we will try to get the seller to reimburse you. Let us explain. Recent legal settlements involving the National Association of Realtors made clear that sellers are not required to pay the commission for the buyer’s real estate agent (a longstanding practice), which can result in the buyer now being responsible for their agent’s commission (usually around 2-3% of the purchase price).
When Acquire prepares your offer, we can include a provision that requests the seller to reimburse you for the amount of our fees. Because our fees are typically far less than a buyer’s agent’s percentage-based commission, sellers are more likely to reimburse a buyer for the amount charged by Acquire. In the event the seller is not willing to reimburse you, your cost for using Acquire should still be significantly less than what you would otherwise have had to pay a buyer’s agent out of pocket. It's a win-win.
